TERMS AND CONDITIONS FOR RENTING

Deposits: I require 50% of the total cost (including cleaning and security fees) to secure your rental. Please include the refundable $400 security deposit and $100 non-refundable cleaning fee.
Payment: Unless otherwise specified, the fees for the rental must be paid in full, within one month before the rental date. These fees are additional to the four hundred dollar security deposit and the one hundred dollar non-refundable cleaning fee.
We accept checks, cash, and Paypal.
Other Charges: A 100.00 dollar non-refundable cleaning fee is required to rent the penthouse suite.
Cancellations & Refunds: There are no refunds under any circumstances!! Unforeseeable problems such as power or water outages, poor weather, and noisy neighbors rarely, but sometimes can occur. Furthermore, there are no refunds for leaving early. Lastly, renters will forfeit the full deposit if they cancel.
Absolutely No Fireworks on the premises of the penthouse or on the grounds of Costa Bella
Responsibility: Although we make every effort to try to make your stay at our Penthouse a wonderful experience, sometimes there are unforeseeable problems. Power or water outages, poor weather, and flight cancellations can occur. By renting our penthouse, you agree that the owners, Steve and Sherry Rockman, and the development and association of Costa Bella will not be liable for any accident, loss, injury or damage to you or to those traveling with you. Furthermore, You are financially liable for any damages done to the condo or the grounds of the condo. If the amount of the damages is greater than your deposit, you agree to pay the extra money for the repairs.
Waiver of Legal Action: In the rare event that the renter, or any member of the renting party is injured or dissatisfied while staying at Suite #602 in Costa Bella, the renter and all members of the rental party, waive the right to take legal action against the owners, Steve and Sherry Rockman and the association of Costa Bella.
HOW TO KEEP YOUR DEPOSIT
1. Don't break, damage, or take property from the penthouse or the development of Costa Bella.
2. Clean up after yourself. Don't litter the grounds. Pick up your beer cans, etc. Put your trash in the downstairs trash can in the first carport (you will see a trash can)
3. Leave your used sheets and pillowcases on top of the washer for the cleaning lady.
4. Return the keys to the lock box.
5. Keep the noise level down at night. It is understandable you will want to have fun. But remember that there are some people who are residents in this complex, some of them elderly. They go to bed at 10 or 11PM. So, please have fun, but be respectful and keep the noise level down.
6. If you choose to use the pool at night, Please keep the noise level down. 7. Do not shoot fireworks off in Costa Bella. Find a remote area or nearby beach to light the fireworks, but not on the premises of Costa Bella.
8. Please return all games and puzzles (with ALL of the pieces) back inside the coffee tables in the living rooms.
9. If you are bringing your own game system to play video games, it is important that you leave the TV in the condition that it was found. Many times when people hook up their video game system (the unit has 5 TVs) they lose the Direct TV satellite connection. It cost me Twenty dollars every time that I have to send out an electrician, this cost will be passed on to you.
10. Don't be an ugly American. Remember, we are guests in their country. Please be Respectful of their country.
